Relative cost differences - side vs. wrap around extension

Hi all,

We are going through the process of working with an architect to plan a renovation of our kitchen at the rear of the house. 

Does anyone have any ballpark figures, based on their own renovation or consulting with builders, on the relative cost differences? We are thinking of extending the rear an additional 1 meter into the garden.

i.e. if a side extension is 30K, a wrap around adds another 50% or 100% to the cost

Yes. There are very mixed reviews out there. Some have commended them others have slammed them. Including two friends who are local to Harringay so we decided not to risk it!

Can I ask if anyone has got permission for a wraparound extension to the kitchen? There is a wraparound that got approved by the council on our road in 2011 and ours just got rejected which we are disappointed about. The council couldn't seem to give any rationale regarding the plans apart from the boundary wall would be too long even though our neighbours were happy with it. The boundary wall was equally long on the one that got granted. With another baby on the way we are desperate to increase our kitchen.

Not sure if you've contacted an excellent and honest builder David O'Doherty who has done numerous extensions in Haringey but he's worth contacting for advice. I went to see a complete refurb and extension on Mattison Rd he's working on at the weekend. The extension at the back of the house is quite incredible with enormous floor to ceiling glass doors to the back and side which open up with no corner pillar - all support is internal! He's also managed to match all brickwork to the original - quite incredible in my view. I know a number of Dave's Haringey clients have had to adjust plans to suit council requirements etc so he'll probably be able to advise you. I also expect you could visit him on the current project which apart from decoration and some flooring is nearing an end. Probably a good time to have a look. Good luck and Dave's No is 07830119421.

I'd left it for now as we were finishing up our loft extension last year. Starting to think about re-engaging on this topic though, so thanks for revitalising the thread.
