Well all I know is that in our part of Soto, prices have gone up 100k in a year and a half. Honestly conflicted about it because yes, price rises on your house is reassuring but obviously it makes a place to live even further out of the reach for people.

The price increase could be in part due to the new housing developments but also the knock-on effect of the overall improvements such as the new Curzon cinema and Sainsbury ‘s superstore.”

I think the Haringey  " New Curzon Cinema " is actually the Liberty Church on Ducketts. And Sainsbury's superstore has been there longer than a year

Lazy journalism, or estate agents' puff ?

Assume they are talking about the cinema in Crouch End and the Sainsburys opening soon in Hornsey?

The article implies that the baseline is January 1, 2015.

14.82% rise for terrace houses in haringey according to zoopla ...

http://www.zoopla.co.uk/house-prices/browse/haringey/?q=Haringey&am...

Which is still huge,

It is, indeed, rubbish. The land registry sold prices data for Haringey shows (October 2014 to October 2015 - as that's the latest data available) that the average sold price has gone up from £498,730 to £525,618

Making an increase in that 12 month period of 5.4%

I see the article says "asking prices" rather than sold, but I don't think the difference would be huge between the two.

I think they meant to say 'from 2008' not 2015.

May I ask why you think that?

I think you're being kind, then. Nothing in what they've written implies that their period of reference is 2008 - 2015. I suspect they've just messed up and come up with lousy headline-grabbing data.

If Estate Agents exaggerate the asking price increase, prospective sellers will be encouraged to up their asking prices. Prospective buyers will assume that the inflated price is what they will have to pay.

Who benefits ?

Anybody charging a percentage of the sale price - Estate Agents perhaps ?

'journalism'? surely just lazy....

But hey, my dad failed to buy a house in Frobisher for £400 in 1954!!!!!!!! Reckoned it was a poor investment....
