As a starter for 10 - the British Land Company map for the sale which sold the land on which the houses on Fairfax Road were built shows no houses were built on Fairfax as of October 1886. The Ordnance Survey map of 1893-95 shows all but a couple of lots were built by then. That gives a nine year window during which Fairfax Road was built up.
If you have an interest in a particular house, you can buy the Title register and Title plan from the Land Registry online for £3 each at https://eservices.landregistry.gov.uk/wps/portal

but before you go spending the extraordinary sum of £6 ;) you should be aware that the title register may show nothing of interest. Mine certainly doesn't.
I was lucky enough to have the seller of my house on Allison Road leave all the historic deeds for me though, so I know my house on Allison Road was granted under a builder lease in July 1896 to Mr Henry Edward Richardson. In August 1896 he was granted a mortgage of £210 by the Independent Order of Odd Fellows Manchester Unity Friendly Society. Presumably he used the £210 to build the house, so I'm guessing it was built 1896-1897https://en.wikipedia.org/wiki/Independent_Order_of_Oddfellows_Manch...
Mr Richardson then sold it on in 1905.
It's so fascinating and unusual to have this history available to me!

I had never heard of the Oddfellows until yesterday. It would be interesting to know what their involvement in the area was.
I would also be interested to know if most of the houses in the area were leasehold houses at first or if mine was an oddity. I don't have the later deeds that deal with the lease so I don't know if it just expired in 1995, was surrendered at an earlier date, or if an owner enfranchised the freehold sometime after 1967...

My title mentions the original sale on 17 January 1896 to a William Kisby. This means the house was likely built in 1895 and this seems supported by the wikipedia entry which shows a lot of builds in 1895. Mine is the only title I've ever looked over but if others are like it then it should be fairly simple to make a reasonable deduction of the year built or at least be fairly close.
